Abode focuses primarily on markets with emerging and sustainable economic characteristics for investment in multifamily residential assets through both acquisitions and development, while being mindful to complement and enhance the unique characteristics of the communities we serve.
Abode’s existing portfolio consists mainly of multifamily residential properties financed with mortgages insured by the U.S. Department of Housing and Urban Development (HUD). This financial structure offers borrowers optimal leveraging opportunities, low fixed interest rates, and terms of up to 40 years. Abode concentrates its efforts on Southwest and Southeast regional markets by aggressively improving realized net operating incomes through aggressive management of debt, expenses, taxes, and insurance to withstand market fluctuations and consistently maintain positive cash flows through an overarching buy and hold approach.
Moreover, as HUD is the preeminent insurer of mortgages in the United States, each asset insured under the National Housing Act undergo rigorous review and scrutiny under nine actuarial analyses that evaluate the (1) site, (2) market, (3) lender, (4) valuation, (5) underwriting, (6) architecture and engineering, (7) cost, (8) management, and (9) environmental impact. This approach ensures long term viability and sustainability for each project in the Abode portfolio.
Abode is continuing to grow and bolster its portfolio with the acquisition of land for new construction projects, existing properties with HUD-insured loans, and underperforming assets that can be repositioned with an improved financial structure or more efficient management.
To take advantage of existing and new market opportunities, Abode also pursues conventional financing solutions in the development of new construction and acquisition proposals outside of HUD mortgage insurance models, while diversifying the overall portfolio base.
